Is a $5,000 Van Build Actually Possible?
Yes β but only if you are realistic about what you are getting. A $5,000 build is not going to look like the Instagram builds with custom cabinetry and heated floors. It is going to be functional, simple, and focused entirely on what you actually need to live comfortably on the road.
This guide assumes you are buying a separate van (budget $3,000-$8,000 AUD for a reliable HiAce or Transit). The $5,000 is the conversion cost only.
Where to Buy Everything Second-Hand
The single biggest lever on build cost is how much you pay for materials. Most van lifers buy everything new and overspend significantly as a result.
- Facebook Marketplace β Solar panels, batteries, and completed van builds being sold or parted out are listed here every day. Set up alerts for your region.
- Gumtree β Good for second-hand cabinetry, sinks, and appliances from kitchen renovations
- Bunnings Salvage / Seconds β Bunnings sells damaged or returned timber at significant discount. Ask at the trade desk
- Electrical wholesaler overstock β Ring around electrical wholesalers for discontinued or overstock cable and fittings
The Budget Breakdown
Insulation: $200-400 AUD
Forget Thinsulate at this budget β it is excellent but expensive. Use a combination of:
- 50mm polyiso foam board for walls and ceiling ($120-180 for a full van)
- Self-adhesive closed-cell foam tape for door cavities and gaps ($40)
- Sound deadening mat on the wheel arches and floor (Optional. Dynamat is expensive β cheaper alternatives from car audio suppliers work almost as well)
Flooring: $150-300 AUD
12mm structural plywood subfloor ($80-120 from Bunnings, often available as seconds) topped with peel-and-stick vinyl tile ($40-80). Easy to install, waterproof, and will last years.
Bed Platform: $200-400 AUD
Build it from 18mm plywood with 45x45mm pine frame. A queen-sized bed platform for a Transit uses roughly $180 in timber. The mattress is the biggest cost β a Zinus short queen from Amazon or an Aldi special will do the job for $150-200.
Solar and Electrical: $1,200-1,800 AUD
This is where you cannot cut corners without paying later. Electrical faults are fire risks. Buy quality components or have a qualified auto electrician check your work.
- 200W solar panel (Renogy or equivalent): $180-220
- MPPT charge controller 30A: $80-120 (Victron SmartSolar is worth the premium)
- 100Ah lithium battery (second-hand from Facebook Marketplace): $300-500
- Battery isolator / DC-DC charger: $80-150
- 12V fuse block, cable, connectors, switches: $150-200
- 2x 12V outlets + USB points: $30-60
Total solar/electrical: $820-1,250 β spend more if your budget allows, especially on the battery
Kitchen: $300-500 AUD
- Single-burner gas cooktop: $40-60 (Bunnings or BCF)
- 400mm camping sink with hand pump: $60-120
- 25L water tank (food-grade container from Bunnings): $30-50
- Basic kitchen bench (plywood + aluminium flashing): $80-120
- Pots, pans, utensils (second-hand): $30-60
A 12V compressor fridge is ideal but expensive new. A quality secondhand Engel or Waeco costs $300-600 and will last a decade.
Storage and Furniture: $400-600 AUD
Keep it simple. Plywood shelving with rope tensioners for items that might move. An IKEA Kallax unit (modified to fit if needed) can provide drawer and shelf storage for under $150.
What to Skip at This Budget
- Diesel heater β Expensive to buy and install. A good sleeping bag rated to -5Β°C handles most Australian winters
- Inverter β Only needed if you have specific 240V appliances. A 12V laptop charger handles most people's needs
- Full bathroom β A camp shower bag and a gym membership in towns covers most hygiene needs at this budget level
- Expensive timber β Baltic birch and cedar look beautiful but Bunnings structural pine painted white is functionally identical
The Total
A realistic total for a functional, comfortable budget build in Australia:
- Insulation: $300
- Flooring: $200
- Bed platform and mattress: $400
- Solar and electrical: $1,100
- Kitchen: $400
- Storage and furniture: $500
- Miscellaneous (sealant, screws, paint, misc): $300
- Total: $3,200 AUD
Under $5,000 with room to spare β and that extra money goes toward the van maintenance fund, which is where it belongs.
